You cannot rent out the home that got you the permit
A condition that catches investors who bought with yield in mind.

The property route asks for a dwelling you live in. A home that is let out is not serving as your residence, and the permit built on it is exposed at renewal.
The plan that does not work
Buy at USD 200,000, get a permit, let the place on short stays, visit a few weeks a year. Each part sounds reasonable and together they contradict the condition the permit rests on. The problem usually surfaces at renewal, when an address that has been producing rental income has to be presented as a home.
Where the lines are clearer than people hope
Short-term letting through platforms leaves a visible trail. Turkey also regulates short-term rental separately, with its own permissions, so a let can create a second problem beside the first.
What investors can do instead
Own the investment property and support the permit a different way, through a rental contract on a home you actually live in, or through one of the other grounds. Separating the yield from the permit removes the conflict rather than managing it.
Citizenship by investment is a different programme with a different threshold and a holding period, and it does not carry this condition, which is the honest answer for somebody whose goal was always the asset.
